Individual surety bond

September 2nd, 2010

Individual surety bond
Federal projects usually come with surety bond requirements. They prefer to have bonds from approved surety companies. However, in many cases, individuals are allowed to act as sureties so that principals can meet the bonding requirements and bid for these federal projects. Many a times, contractors with their credit standing do not qualify for getting bonds from established surety companies. This prevents these small contractors from bidding for federal projects. Thus, to improve competition and to allow these small and medium contractors to bid, federal agencies has allowed the individual surety bond. Individual surety bond is issued by having the individual who is acting as a surety to pledge his assets in to an escrow account which is to be held in the name of the contractor. To be eligible for an individual surety bond, the applicant must have been rejected by a bonding company first. The assets which are acceptable for issuance of an individual surety bond are cash, irrevocable letter of credits, certificates of deposits or assets which can be readily marketed. Other forms of assets which are also considered while issuing an individual surety bond include stocks and bonds which are trading in the different American stock exchanges, U.S. securities etc. How these assets are valued depends on the type of asset. For example, in case of stocks, the value is considered to be ninety percent of the 52 week low price for the stock. Assets which are unacceptable for issuance of individual surety bond are mainly those which are difficult to sell. These may include certain types of real estate or even jewellery whose value may fluctuate a lot. Another prerequisite for issuance of individual surety bond is an affidavit from the individual acting as the surety stating the assets, their market values and all other details. The surety also needs to give records of all bonds issued by him as a surety in the last three years. The individual surety bond program was set up as per Miller’s Act to act as an alternative to expensive and difficult to get sureties from companies and thus provide opportunities to smaller enterprises to win federal contracts. However, the level of safeguards in case of an individual surety bond is much less when compared to the ones issued by corporates. For example, the bonding companies will not provide surety for companies which are financially unstable. However, these companies may take the individual surety bond route. It is because of this that fraud cases are very rampant in these scenarios and every year, a lot of fraud cases are found in the federal procurement procedure.

How do mutual funds work

September 1st, 2010

How do mutual funds work
In this small article about mutual funds we will like to explain how the mutual funds actually work. This is an ingenious solution that humans have invented to solve their investment problems. Let me give conceptual ideas about how do mutual funds work, first. Suppose that you want to invest in stocks. Suppose that you will need $10,000 to invest as the minimum investment in that type of the stock. You have only $100 to invest. What can you do? You can find the investors like you who are interested in buying that particular stock share. Everybody has, let us assume, $100 to invest. If you can get 100 similar interested people, you can buy COLLECTIVELY $10,000 stock shares of that particular company. You can all share the cost of buying, cost of experts’ advice expenses, collectively. Similarly you can share all benefits collectively. This is the basic concept behind the mutual funds. The advantages in this type of system of mutual funds are many. Firstly even if you have only $100 to investment, you can be part of the stocks of that particular company. This makes it easy to build your portfolio. You have low cost entry into building your diversified portfolio. You have experts who do all the research work involved in any type of investment. There are many types of mutual funds available in the market. The mutual fund company invests in stocks, bonds, short term market instruments and many other assets. There can be combinations of these also. Thus from low risk and low gain to high risk and high gain, you can get mutual funds of your choice. A mutual company collects money as the shares from investors. This collected money is invested in different stocks or assets in which it is focused. The mutual company holds combined holdings. This is called as portfolio of the mutual funds company. Each share will represent proportionate holding in the mutual funds company’s total holding. Each share of the mutual funds company will represent the proportionate income generated by this holding. Let us consider some types of mutual fund companies. A mutual funds company has invested in stocks shares. It collects the dividends and interests on all the securities. It will deduct any expenses incurred. Then net profits will be distributed in all share holders of the mutual funds company. The expenses are publicly declared. This type of mutual funds are called as dividend Payments type mutual funds. There can be capital gains distribution type mutual funds. The NAV value of the mutual funds shows its efficiency. The higher the NAV value, better is its performance. It is obvious that profitability will depend on the expert’s fund managing skills. .

Text of bank bailout bill

August 30th, 2010

Text of bank bailout bill
The initial bailout plan of the US economy was rejected by the senators’ by margin of 13 votes. The senators took a bold stand against the bailout plea in spite of tremendous pressure from economic and social circles. They regarded it to be a burden for the government and rejected the massive bailout plan which is close to 700billion dollars. The entire concept of the bailout plan is strange since the taxpayers are supposed to foot the bill of 700 billion dollars. They are expected to bailout the major corporate houses, who have ruled markets for years at a stretch. The bailout plan will be unjust because the rich corporate houses are supposed to be rescued from bankruptcy by the middle class tax payers who have difficulty in making ends meet. The obvious inflationary trends of the US economy have already dug a hole in the pocket of the ordinary tax-payer. Moreover, this bill will cause more problems for the ordinary taxpayer just because they are already bearing the brunt of heavy price rise and job thrust. The economic slowdown of the US has resulted in major job cuts across the US. The new bill proposes that the basic taxpayers have to pay off the massive 700 billion dollar deficit. Now, they have to buy investments which have already created a lot of turbulence in the Wall Street already. It is, undoubtedly, true that the bill is going to put enormous pressure on the middle class, but if this bill is successfully implemented then the banks and other financial organizations will bounce back and the markets will recover too. The recovery of the markets will mean that the investment inflow in the form of cash and other assets will increase with time. This will be good for times to come and is undoubtedly a long term benefit though the tax payers have to bear the initial brunt of he economic crisis. Several amendments to the bill can be expected before it is expected to be fully implemented so that the inequalities are removed and order is maintained for a progressive policy towards economic bailout. The questions have already arisen with regard to equality, responsibilities of the government and constitutional norms. The guidelines laid down have to abide by these principles, so that the people of the country are relieved from the tax burden. Some legislators have already proposed an additional special spending which they have termed additional special interest spending. This plan adds around a hundred billion dollars in addition to the already existing 700 billion dollar bailout budget. It is quite unlikely that such a special interest expenditure bill would be passed by the American Congress. Only time will tell how things work out.

Secured car loans
Owning a car has never been so easy. Car loans have made owning a car a reality for thousands of people. It is a dream come true for many. Cars are such an essential part of our life these days that it is difficult to imagine it without cars. However, affording a car is a different proposition altogether and that is why many people went without cars for many many years. But no more. Car loans have extended a helping hand to make this dream a reality. There are many reasons to get a car loan. First is the most obvious thing - affordability. Many individuals could not afford cars with their income levels and provide for a down payment. Car loans are a easy way to pay for their car on monthly installments and thus does not put pressure on their finances. Secondly, many people always wanted to go for a particular type of car. It is like their childhood dream. But there are short on their finances to be able to afford that car, some of which are very expensive. Car loans can help you bridge this gap and make owning that expensive dream car a reality. Secured car loans are a type of car loans where the loan is extended to you against collateral. The collateral can be anything from a property to valuable financial papers. In fact the car which is being bought can be kept as collateral. Unsecured car loans are the other type of loans where no collateral is kept for the loan. The value of the collateral determines the amount of the loan which will be extended. Since the approval of the loan requires the collateral to be appraised for its worth, secured car loans usually take longer to sanction. However, the benefits are many. Secured car loans entertain low interest rates. These interest rates are one of the lowest in the market. Secured car loans also come with another benefit of flexible repayment terms and it is up to the borrower to decide how much monthly outflow he/she would like to have against the loan. For people with bad credit standing, secured car loans can be a great benefit. Because of the bad credit situation, these people find it difficult to secure car loans as loans given to them are considered to be very risky. Thus the loans that they get are usually of significantly higher interest rates. But for secured car loans, the story is quite different. Since this loan is backed by a security, the risks associated are much lesser and hence even a person with bad credit is eligible for competitive interest rates.

Auto finance

August 26th, 2010

Auto finance
Getting the car you always wanted is not a far-etched dream. Through auto finance, this is possible. Basically, auto finance refers to the ways in which you can pay for a vehicle. This refers to a range of payment methods from applying for a car loan to leasing the car, which oftentimes, involves getting a credit check. There are agencies where you can apply for auto loan. Aside from a lending institution, a car manufacturer or a dealer can also grant auto finance. Deciding to have auto finance is the same with choosing a car: it must be done only with the right information at hand. With the right knowledge on auto finance, applying for it would not be a risky thing to do. Learning every detail about auto finance before even applying for it is one of the wisest decisions you are going make. You see, many lending institutions, manufacturers, and dealers, when promoting their auto finance services, would always show why they have the best deal. However, one thing is for sure: the best deal is when you know which will fit you best. There are numerous advertisements that would tell you that they have features like lower rates and no down payments. What you can do is to make a comparison of the deals to help you choose the right one. In this point, it is important to note that interest rates are usually lower on used cars. However, new cars can also be auto financed over longer terms than used ones. The key to know all these is to determine your needs and wants for the moment. By assessing your own capability to pay, you will know when you are getting more auto financing than you can afford. Getting auto finance is like applying for a home loan: it does not give you any income. You will literally pay straight from your salary or income from a business. That is why it is imperative that you check your means first before picking options for auto finance. Selecting a vehicle is the first step but this is usually not where the problem lies. It is in the selection of which auto finance you are going to apply to when things become a little bit hard. But then again, knowing your needs is the simplest yet most important step you can take. Learn about the car’s interest rate. How much are you going to pay and how regularly? Are there down payments involved? To make things easy, you can simply check on the annual percentage rate because that is what determines the interest rates. Applying for auto finance also means that you have to improve your credit rating. Some lending institutions would allow unpleasant credit records for auto finance. However, this is not the case for most companies because interest rats are usually based on your credit scores. Once your application has been approved, you will now be given documents to sign. Just a word of advice, though: make sure that you understand everything written in the paper. Sometimes lenders would sell you their low interest rates promo only to inform you a week later that all they could do is refer you to another lending institution that can give you the loan quote you are looking for. This all goes down to making sure you know the agency giving the auto finance. Putting money into something that only counts a little is an emotionally frustrating act. Make most of your money by being very well-informed.

Entrepreneur franchise opportunity

August 25th, 2010

Entrepreneur franchise opportunity
Each year since 1980 Entrepreneur Magazine has published a list of top franchise opportunities in the United States and to some extent, internationally. The top 500 Entrepreneur franchise opportunities are an elite list. They represent the best of the companies which have franchise options available. Even though that number is growing each year, Entrepreneur Franchise Opportunity list is strictly limited. The guidelines are stringent and applied to each company, no matter how large or how small. Though some have attempted to imitate the list, the quality control guidelines, make Entrepreneur Magazine’s list the most elite of its kind. Entrepreneur begins by eliminating all franchises which do not use a UFOC (Uniform Franchise Offering Circular) or its Canadian equivalent. The information contained within the UFOC is verified by Entrepreneur staff. Next, only those companies with a least ten franchise units, one of which must be a U.S. based operation are considered. The franchisor must be seeking U.S. franchisees unless it is a Canadian company seeking to expand only in Canada. The company cannot be in Chapter 11 bankruptcy proceedings. All companies, regardless of size are judged by the same impartial and objective criteria. These include such things as: Financial strength and stability - the financial base of the company must originate in the strength of its product sales, not the sale of its franchises. Growth rate and number of units - a phenomenal growth rate in one year and then nothing for several years, probably will not show up well on the Franchise 500 list. Years in business and years in franchising mode - to be a top ranked franchisor, the company needs to have some history of being a successful business as well as one which can export successfully its products and business methods. Startup costs - How much are the franchise fees and how much additional investment can be expected? Litigation - A franchisor with a history of lawsuits filed against it would probably not be one to recommend to persons who depend on the Entrepreneur 500 list. Franchise terminations are a negative factor and can be an indication of problems. Other factors - In-house financing is another factor Entrepreneur relies only upon audited data, and does not take into account any franchisee satisfaction or dissatisfaction, since that is purely subjective. The information is entered into the magazine’s proprietary formula, given a numerical score, and the top 500 businesses are the choices for Entrepreneur franchise opportunity list.
